Introductory Meeting
Discuss the following:
- House plans
- Budget
- Location/ already own, looking to purchase
- Approximate start/finish date
Design Stage
- We are able to work with Architectural drawings. If a customer already has a completed set of drawings, they will go directly to the Estimate Stage.
- If the customer does not have a completed set of drawings, we can design a home that will meet the homeowner’s criteria. Many of the projects built by Warfel Construction are designed “in-house”.
- We will work with the customer’s ideas, sketch, or sample floor plan to generate a preliminary design.
- Design fees are charged base on house size and complexity. The Design fee will be applied to contract deposit if the customer signs a construction contract.
- Review meetings will be scheduled as needed to make sure that the project meets the customer’s needs.
Estimate Stage
- Once the preliminary design is complete, the project moves to the Estimating Stage.
- House Estimates typically take 2-3 weeks and will include all pricing necessary to complete the project.
- The Estimate will be reviewed with the customer to verify specifications and details. The customer is expected to read the contract and specifications to ensure that everything that was requested has been included.
- As with the Design Stage, multiple meetings may be required to modify and adjust the Estimate to fit the desired needs and budget.
Payment Schedule
Payments will be made throughout the construction process and will be based on the customer’s financing. We work with many different lending institutions and can help the customer facilitate financing.
Change Orders
At any point during construction, a home owner may decide to alter a specification that may result in a credit or additional payment which will be added or deducted from the new draw.
Post Construction
As part of a Warfel Construction Contract, each new construction project is subject to two scheduled service calls. The first is scheduled at 30 days to address any issues noticed by the owner following completion. The second is scheduled at 12 months to address any issues that arise during the first year following completion.
